New Home Construction in Consejo Shores

Central Building Authority (CBA) regulates residential and commercial development in Belize by means of a building permit process. 

 

Consejo Shores Ltd (CSL) has Protective Covenants as well regarding some aspects of development within the planned community. The two are mutually supportive in that building completion permits are only issued by CBA upon receiving a "Letter of No Objection" from CSL or its designated authority.  Before beginning a home building project, you must visit the Consejo Shores Ltd. office on Wavesongs Lane (or email at consejoshores@gmail.com) to have your project approved. 

 

Consejo Shores Parks & Roads Trust Ltd (CSPRTL), in a legally binding agreement with CSL, maintains the Parks and Roads within the community by means of collecting Annual Fees and Road Heavy Use Fees (RHUFs). Specific to construction projects - Construction projects place an additional burden on our private roads and as a result, RHUFs are calculated and paid to CSPRTL prior to construction start up.  This revenue helps to offset costs to maintain the roads.  Current RHUF rates and the forms required to be completed by the property owner/contractor are available below.

After you have met with CSL, you will meet with a CSPRTL Director to review the project scope and completed RHUF form.  You can arrange to meet with a CSPRTL Director by emailing consejopnr@gmail.com.

Existing Home Purchase in Consejo Shores

 

Consejo Shores Parks & Roads Trust Ltd (CSPRTL), in a legally binding agreement with CSL, maintains the Parks and Roads within the community by means of collecting Annual Fees and Road Heavy Use Fees (RHUFs). Specific to construction projects - Construction, renovation, addition and miscellaneous projects place an additional burden on our private roads and as a result, Road Heavy Use Fee (RHUFs) are calculated and paid to CSPRTL prior to project/construction start up.  This revenue helps to offset costs to maintain the roads.  Current RHUF rates and the forms required to be completed by the property owner/contractor are available below.  Some examples of RHUF applicable projects at existing homes include but are not limited to: sea wall construction/repair, fence installation/replacement, property landfill including sand/rock/gravel deliveries, new structure construction, home additions/renovations.
